What’s about Property Management?
A. We are welcome to manage properties for each owners, accept leasing, vacation use and guesthouse properties. We can manage receiving bills, paying tax, checking mail box, ventilate, water conduction and watering plants. Also, we can find new tenant for leasing, correct rent, work between tenants and owners for taking care of properties.
Basic cost are as follows.
1) Vacation and Vacant Properties
Basic service : 5,000 yen / month
– Receiving each bills such as electricity, gas, water and internet fees, pay tax and send every month account status.
Additional option 1: 3,000 yen / month
– Checking mail box, ventilate, water conduction and watering plants.(once a month)
Additional option 2: 3,000 yen~ / each times
– House cleaning
Additional option 3: 900 yen~ / each delivers
– Linen set (Single bed linen, face towel and bath towel)
2) Leasing
Basic service : 5% of rent (One block building) (minimum 5,000 yen)
Basic service : 10% of rent (House, Condominium apartment) (minimum 5,000 yen)
– Find tenants, correct rent, transfer rent to owners account, make every month status report

3) Guesthouse Management
We have business partners of architects, administrative scriveners, tax accountant and constructors who can communicate in English. Also we have cleaning team for guesthouse business. In case of building new hotel, change machiya house to guesthouse, or need cleaning team, we can support your investment in Kyoto. We also can support set up company, design, repair and renovation, new building, get hotel license and management for you.
